Buying a house in Curacao

First of all, it is important to check whether you can buy a home in your situation and what your budget is. Most people need a mortgage. For this you can go to one of the banks in Curacao or an independent mortgage advisor. Banks often require a permanent position (an open-ended contract) or, if you have your own business, the results of the last 3 years.

How much you can borrow depends on your income, but also on the market value of the home you want to buy. Banks often do not finance everything. Assume that you will have to pay at least (a large part of) the buyer's costs yourself. What is and is not possible often differs per bank. An (independent) mortgage advisor can find out what is possible in your specific situation.

Once you know your budget, you can start looking at homes for sale that suit you. Think in advance about what requirements you have for a home and what fits your (future) situation. You cannot move your house, and extending or renovating is not always possible! Do you have several children at several schools? Then it may be wise to live centrally on the island. Planning to have children? Then it may be better to view houses with at least 3 bedrooms. Do you have pets? Then choose a house with a reasonable garden.

Once you have found your dream home, it may be wise to let other people take a look too. Maybe you have a handy father, uncle or mother who can take a critical look for you. As a buyer you do not always look at a home rationally.

The negotiations and the purchase process

Then it is time for the negotiations, an important part of the purchase. Do you need financing? Then make your offers subject to financing. It can also be wise to include a building inspection as a condition precedent.

We sometimes come across unrealistic valuation reports commissioned by the seller. Do you blindly rely on such a report? Then you may end up paying too much. We advise having your own valuation report made. It is better to sign the purchase agreement first and only then have a valuation or building inspection done; you can then, for example, include as a condition that the market value may be at most 5% lower than the agreed price. Is it lower after all? Then you can cancel the purchase free of charge.

Once the purchase agreement is signed, as a (private) buyer you have a statutory 3-day cooling-off period. After that you must pay a deposit into the notary's third-party account, usually around 10% of the sale price.

The information above is briefly summarised and not complete. Buying a home is a complicated process. Livinggoed can help you with it. You can also engage us as a buyer's agent to guide you. Buying a home through Livinggoed? Then you can always ask our agents for help and information.

Buying a second home in Curacao

Buying a holiday home in Curacao? Curaçao is a very pleasant island in the Caribbean with temperatures around 30 degrees Celsius all year round, and it is part of the Kingdom of the Netherlands.

Buying a (holiday) home in Curacao can be very attractive. You can use it, for example, as an investment or for your own holidays. Unfortunately it is less easy to get a mortgage in Curacao if you do not live there. Own funds are therefore a requirement! Banks usually require a contribution of at least 30% of the purchase price, and you must also pay the buyer's costs yourself.
